Most industrial sites solve one problem well. Sengkang West is unusual in that it addresses two at once: how goods get out, and how people get in.
Freight. The parcel is reached from the Tampines Expressway and the Seletar Expressway, feeding onto Sengkang West Road, Seletar West Road and Yio Chu Kang Road. The SLE-TPE pairing gives northbound and cross-island access without threading through town, which matters for operators running scheduled deliveries or container movements. All vehicular access to the SengKang Connection site is taken from Seletar West Road 3, keeping heavy vehicle movement off the main frontage.
People. Industrial estates in the far west or on Jurong Island routinely lose candidates to commute length. Sengkang West does not have that problem. Thanggam LRT sits on the Sengkang LRT loop, connecting to Sengkang MRT on the North East Line, and the Sengkang, Fernvale and Yio Chu Kang residential catchments are minutes away. Amenities including the Sengkang ActiveSG Swimming Complex and Yio Chu Kang Stadium are in the vicinity.
Labour housing. Worker dormitories have already been built in the area, with further capacity expected by 2028 as the precinct grows. For operators running shift work, having accommodation within the same precinct is a real cost and reliability advantage.
Industry cluster. Seletar Aerospace Park anchors the surrounding area, supporting aerospace MRO, precision engineering and their supply chains. Businesses that service that cluster — or want to be near it — have had limited options for owning space nearby.
JTC’s own tender brief for the parcel describes it in similar terms, pointing to the “work-live-play environment” created by the proximity of residential areas, sports facilities and retail. The design conditions attached to the site reinforce that: a public plaza, a pedestrian promenade along an adjoining proposed park, and a ground-floor active zone for F&B and shops that will serve both workers and the neighbourhood.
For an occupier, the practical read is this: staff can get to work by public transport, trucks can get out to the expressway, and there is somewhere to eat lunch. That combination is harder to find than it should be.
